The 165,000 square foot CitySquare Office Center is located in the heart of downtown Wausau. Spanning a full city block, it offers professional space complete with modern culture and amenities to help attract and retain your workforce. 

CitySquare Office Center -- formerly known as First American Center and now owned by Compass Properties --has gone through a much needed and dramatic renovation, breathing new life into the 37 year old building. The first phase of updates centered on the lobby, while the second round is focused on adding more tenant/employee amenities including a new kitchen, gym, bike storage, and increased natural light.

Upcoming Features Currently Under Development For 2017

After taking over ownership and management in November 2014, Compass Properties has invested significantly in the Building. There has been a significant transformation. 

  • The entry lobby has been completely modernized and refurbished. The lobby is now conducive to hosting events, private gatherings, as well as daily collaboration space. Tenant’s may use for their company events.
  • Common conference room and common break room amenities are being added to the building, anticipating a 2017 completion. The addition will feature:
    • A training/meeting room large enough to seat 50 people, fully equipped with AV and flexible seating, available at no additional charge to tenants. Available on a first come, first served basis, and can be reserved through the building’s online service request system.
    • A smaller conference room to seat 14, fully equipped with AV. Available on a first come, first served basis, and can be reserved through the building’s online service request system. 
    • A common lunch room, with seating and amenities to provide an additional collaboration space as well as a place for employees to get away from the office.
  • A common access bicycle commuter room available now featuring secure indoor storage, repair station and lockers.
  • The building is skywalk connected to an attached parking ramp.
  • The building has been retrofitted with a card access system which will allow tenants to extend their hours and allow their employees to have more flexible working hours.
  • The building is within walking distance (2 blocks) of all of downtown Wausau’s dining and shopping, including the 100 room Jefferson Street Inn hotel and the retail and restaurants contained in the Third Street Lifestyle Center and the Wausau Regional Mall.
  • An onsite fitness room is being planned and is expected to be completed by 2017.
  • The exterior landscaping has been completely redone, adding flexible seating in a remodeled outdoor plaza featuring new lighting and sunshades to encourage outdoor gatherings.
